Seller wants $99k
Agent sends $85k
Seller agrees to $89k

I do inspection

I say $82,450
Agent says "he will not accept"
I say ok
The next day I say
I ran the numbers wrong
It's actually $79k
Agent says I will send you a mutual release and a price reduction agreement, sign both and we will see what seller will sign

Agent sends mutual release and a price reduction agreement for $82,450
I say wtf?
I sign mutual release, not the other paper

One week later
Agent says
"Seller agreed to $82,450"
I say, "my number is $79k"
Agent says
"Ok got it. I’ll just tell them we pass"

I fired the agent.

The reason I tell you this is because the agent is responsible for being the middleman between the seller and the buyer.

If my agent represents me, he needs to represent everything I say. That's his job.
I can say whatever number I want, and he will still need to represent it.
and if he doesn't represent it,
he is not my agent.
